RT Edgar, Ocean Grove agent Brock Grainer said the family was selling the original five-bedroom home with a heavy heart.

“The kids have grown up there and as adults they talk about their childhood and going fishing and swimming,” Mr Grainger said.

“It’s obviously pulled on the heart strings to put it on the market because it’s just one of a kind.

“There are only a handful of properties on the Bellarine Peninsula that have a high water title.”

He said there was huge potential to transform the undulating 4288sqm property into a luxury playground with a private mooring.

The town’s existing price record is held by a lavish four-bedroom home at 74-76 High Ridge Drive which sold for $3.6m in 2021.
